The other day I posed a question to my Facebook friends asking what the top do-it-yourself home improvements project is with the greatest return on investment to a home seller.

So, what is THE #1 most recommended do-it-yourself home improvement with the greatest return on investment to a home seller?

I’m sure the suspense is just killing you, so here it is…According to a 2012 HomeGain.com survey of nearly 500 real estate agents nationwide to determine the top low cost do-it-yourself home improvements for people getting their home ready to sell, here are the survey results of the 2012 top nationwide home improvements that real estate professionals recommend to home sellers, based on average cost and return on investment (ROI) to sellers:

It is clear from my Facebook poll that you already know cleaning and de-cluttering ranks as the top suggested home improvement. This is a low cost improvement and it is recommended by 99% of real estate professionals, including myself. Why not? This project costs about $402 with a returning value of over $2,000 to the home’s sale price, or a 403% ROI! Now that's a reason to start cleaning and throwing things away that you haven’t used for years.

Take my free advice, and don’t shy away from project numbers 2 – 5, either.  Spending around $2,500 in the right areas can bring in over $8,500 to the home’s sale price, not to mention a quicker sale.

August 11 and 12 is our tax free weekend here in Massachusetts and is the perfect time to save on your home and garden project supplies from your local retailer.  I'm sure many people will be taking advantage of great savings on the bigger ticket items like electronics, furniture and appliances.  Others may decide to tackle a home improvement project like freshening up your mulch beds, installing a new walkway or planting for fall.  Here are five easy to do home improvement projects that will enhance your home's curb appeal and it's resale value if you are thinking about selling your home.
